Hong Kong Island
Central is the main business district in Hong Kong and boasts the most expensive commercial space per square feet for A grade office space. Other than the mainstream grade A office space that Central is famous for, there is also a large supply of lower grade office space available and can offer great value given the convenience of the location. Admiralty to the east can be considered as an extension of the commercial district of Central, but unlike Central with its mix of the many smaller and older commercial buildings, the majority of office space in Admiralty is prime grade in prominent commercial developments.
Sheung Wan is a great option for those who are seeking less costly office space in Hong Kong while being well located near the major financial districts. While just west of Central most of the commercial buildings in Sheung Wan are in great contrast to the likes of IFC or Exchange Square in the Central district, and seem somewhat to be of a different era. Given this, one can find some of the cheapest rents for office space and if the lobby and façade is not a concern, Sheung Wan can be well worth considering.
In Wan Chai and Causeway Bay, along with some grade A office space, you can find a large supply of Hong Kong’s Grade B offices, and respectively the office space here are relatively cheaper to Central and Admiralty. Although the lower grade offices here have an unimaginative and often generic façade, the districts offer a vibrant atmosphere with an interesting mix of commercial office, retail and residential. Notable commercial developments in the area of Wan Chai and Causeway Bay include the Hopewell Centre, Manulife Plaza, World Trade Centre, Sun Hung Kai Centre, and Central Plaza which was once the tallest commercial office building in Hong Kong.
Quarry Bay, on the eastern side of Hong Kong Island can be considered as the eastern commercial district of Hong Kong Island. Most of the office space here is developed by the Swire conglomerate including the large commercial hub Tai Koo Place and the picturesque One Island East, while the latest development in the area is the grade A Kerry Centre by Kerry Properties.
Kowloon
On the Kowloon side, in West Kowloon there is the towering prime grade commercial office building International Commerce Centre or ICC which is currently the tallest building in Hong Kong. While Tsim Sha Tsui offers well priced office accommodation while only being a short commute to Central, notable commercial developments in Tsim Sha Tsui include the Ocean centre, the Gateway towers and one of the newest developments One Peking, a contemporary "green" building with fantastic views towards Hong Kong Island.
On the eastern side of Kowloon, the previously Industrial area is fast becoming a significant commercial node of Hong Kong, districts Kowloon Bay and Kwun Tong has seen a spate of new commercial developments in the recent years, driven on from the high demand of tenants seeking more affordable rents. In Kwun Tong and Kowloon Bay you can find relatively affordable office space in brand new and high quality buildings, which if located in Central may cost an arm and a leg.
Notable commercial developments in Kowloon bay include Enterprise Square and Billion Centre, in Kwun Tong there is the Large Commercial hub of Millennium City, the brand new C-Bons International Centre, Manulife Financial Centre, with some of the largest commercial floor plates available in Hong Kong, and the iconic and state of the art twin towers of Landmark East.
